Mediterra Real Estate Update(5/20/2008)
Mediterra has been quite active since the beginning of this year, mainly because of the free golf memberships the developer offered(25 offered). The majority of the free golf memberships went to purchasers of the 600k-700k townhomes. Some of the free memberships were also used in the 10 lots, 9 estate homes, and 6 villas that were sold as well. Since the developer is no longer offering free golf memberships, the resale market has become the best place to buy. It's likely that many of the resellers in Mediterra will include memberships or credits toward memberships as an incentive throughout this year. Mediterra has had a great year for real estate! A total of 40 homes have closed thus far and there are an additional 5 homes that are currently pending. Currently there are 113 active homes for sale with 26 of those being townhomes, 25 being detached Villas, and the remaining 62 being estate homes.
There was a 3% increase in closed sales of homes over 2million in the first 3 quarters of 2007 compared to the first 3 quarters in 2006 in Naples, Florida.(source: sunshine mls, 10-2007)
Closed sale statistics(1/1/2007 thru 1/7/2008):
Mediterra Estate Homes: 17 estate homes have sold this year, 3 were in the 3rd phase or East of Livingston section.
Mediterra Detached Villas: 14 detached villas have sold this year.
Mediterra Townhomes: 9 townhomes have sold this year.
